Strata Drainage
Drains, sewer and stormwater for strata buildings
Blocked Drain Brisbane clears and inspects drains, sewer lines and stormwater for strata buildings, from townhouse complexes to unit blocks. We work for body corporate committees, strata managers, building managers and property managers, on planned work and on call-outs.
Our phone is answered 24/7. For emergencies, such as sewage coming up in a ground-floor unit or a courtyard, we aim to have a plumber at your door within 60 minutes.
How a CCTV drain inspection worksAvailable 24/7
A camera check shows whether a blockage is in one unit’s pipe or a shared line
Drains in a strata building branch out like a tree: each unit’s fixtures feed a branch, branches join shared lines, and the shared lines run to the sewer connection or the stormwater outlet. A blockage in a shared line can show up in any unit that drains into it, so the unit that reports it is not always where the problem is.
Once the line is flowing, we can run a CCTV camera through it when needed and note where the problem was, so the strata manager can see whether it sits in a unit’s own pipework or in common property.
Sewer and stormwater are separate systems, and both block
Sewer lines carry waste from toilets, showers, sinks and laundries. Stormwater carries rain from roofs, downpipes, driveways and courtyard grates out to the street or a council drain. In a complex they often run side by side, and a blocked stormwater pit can flood a driveway or garage in a storm while the sewer works normally.
Tree roots, leaves, silt and building rubble are common causes. High-pressure water jetting clears most of them, and a camera check afterwards shows whether the pipe is sound. Damaged sections may need a repair or relining, priced before any work.
Strata managers get a written report with photos after every job
Each job ends with a written report with photos: what we found, where it was, what we did and anything that still needs doing. It is written so a committee, a lot owner or an insurer can follow it.
We arrange access with the manager and the occupants before we start, and we give an upfront price before any work beyond the assessment, so the right person approves it.
Planned drain work runs in business hours; blockages are answered 24/7
Planned jobs, such as clearing a stormwater line that blocks every wet season or jetting a shared sewer line with a history of roots, are booked Monday to Friday, 7am to 4:30pm. Blockages that cannot wait are answered 24/7; call us for an after-hours quote.

FAQ
Frequently asked questions
Quick answers about strata drainage in Brisbane.
Who is responsible for a blocked drain in a strata building?
It depends on where the blockage is and on your scheme’s records. A pipe that serves only one lot is often the owner’s responsibility, while shared lines are usually the body corporate’s. We report where the blockage was, with photos, so your body corporate manager can decide.
Do you work with strata managers and property managers?
Yes. We take jobs from body corporate committees, strata managers, building managers and property managers, and we arrange access with the occupants before we start.
Can you clear a blocked sewer in a unit block after hours?
Yes. Our phone is answered 24/7, including weekends. For emergencies, we aim to have a plumber at your door within 60 minutes. Call us for an after-hours quote.
How much does a strata drain call-out cost?
A standard call-out during business hours (Monday to Friday, 7am to 4:30pm) is $99. It covers attending, assessing the problem and identifying the work needed. Your plumber then gives you an upfront price before any further work. Call us for an after-hours quote.
Do you look after stormwater as well as sewer?
Yes. We clear and check stormwater pits, grates, downpipes and lines as well as sewer drains, and we can book planned clearing before the wet season.
